Context
During the installation of a ventilated rainscreen façade, an inspection was undertaken before the cavity was closed by the external cladding. The interface between an open-state horizontal cavity barrier, a vertical fire cavity barrier and the façade carrier-frame brackets was reviewed to confirm continuity, correct support and compliance with the approved fire-stopping design. An open-state cavity barrier was observed installed against the façade C-channel rather than directly to the intended building substructure. A façade carrier bracket passes through the junction and prevents the barrier from forming the required tight, compressed connection with the vertical fire cavity barrier. This has created a discontinuity and potential gap in the cavity fire-barrier line.
The transferable lesson
Façade support brackets and carrier rails must be coordinated with the cavity-barrier design before installation. Fire barriers must be installed continuously, with the specified compression and fixings, against the approved supporting substrate. Brackets or channels must not interrupt or prevent a tight junction between horizontal and vertical barriers unless the arrangement is covered by an approved and tested detail.
Recommended action
Coordinate the façade support system and cavity-barrier layout before installation begins. Confirm that brackets and carrier rails do not obstruct fire barriers or their junctions, and provide approved, manufacturer-supported details for unavoidable interfaces. Inspect the supporting substrate, specified compression, fixings and continuity before the façade closes the cavity. Record the installation photographically and obtain approval from the responsible designer or fire engineer for any departure from the tested system.
