Context
The issue was identified during an inspection of the façade interface between a window frame and an adjacent spandrel panel. Black duct tape had been used as an improvised joint seal instead of the specified filler rod and mastic, creating concerns regarding workmanship, fire performance, weather resistance, airtightness and long-term durability. Black combustible duct tape had been used to close the joint between the window frame and the spandrel panel. The tape had been installed in place of the specified filler rod and suitable mastic sealant, leaving a non-compliant and potentially ineffective joint. This is a historic defect over 8 years old in a Residential HRB 18>
The transferable lesson
Interfaces between window frames and spandrel panels must be completed strictly in accordance with the approved design and manufacturer’s specification. Duct tape is not a suitable substitute for the specified filler rod and mastic sealant, as it may compromise fire performance, weather resistance, airtightness and long-term durability.
Recommended action
Inspect all window-to-spandrel panel interfaces before they are concealed or signed off. Confirm that the specified filler rod and compatible mastic sealant have been installed to the correct depth, width and finish in accordance with the approved design and manufacturer’s instructions. Remove any duct tape or other unapproved materials, rectify the joint and record the completed work through photographs and quality inspection records.
