Gas Supply Pipe Installed Without a Protective Sleeve

The gas supply pipe to a newly built house appeared to pass directly through the external cavity wall without a suitable continuous sleeve. Mortar had also been applied directly around and onto the copper pipe. This installation leaves the pipe vulnerable to chemical attack, moisture-related corrosion and damage caused by movement of the building fabric. If corrosion perforates the pipe, gas could escape into the wall cavity or building, creating a potentially dangerous fire, explosion or asphyxiation risk. The installation should be inspected and corrected by a suitably qualified Gas Safe registered engineer before the gas supply is commissioned or the penetration is concealed.

Context

The issue was identified during a quality inspection of a newly built residential property before final completion and handover. The external copper gas supply pipe entered the dwelling through a brick cavity wall, with no protective sleeve visible and mortar applied directly around the pipe. The exposed condition allowed the penetration detail to be questioned before it was fully concealed and the gas installation commissioned. This raised concerns that the pipe was inadequately protected from moisture, chemical attack, building movement and corrosion, potentially allowing a future gas leak to develop within the wall or cavity.

The transferable lesson

Gas pipework passing through an external or cavity wall must be installed within a suitable continuous sleeve and protected from direct contact with mortar or other potentially corrosive materials. The sleeve protects the pipe from corrosion, building movement and physical damage, while helping prevent any escaped gas from entering or accumulating within the cavity. Small service penetrations must receive the same level of design, inspection and quality control as other safety-critical installations.

Limitations and application

A visual inspection of the external penetration cannot confirm the pipe’s concealed route, whether a sleeve is present deeper within the wall, or the pipe’s internal condition. Requirements vary according to the pipe material, wall construction and approved installation detail. Verification and any remedial work must be undertaken by a Gas Safe registered engineer in accordance with the applicable gas-safety requirements, manufacturer’s instructions and project specification. The installation should not be commissioned until it has been inspected and successfully tested.
